π Median sale price: $535,000 (down 1.8% YoY)
π Closed sales: up 7.1% YoY
π Days on market: 48 vs. 37 a year ago
π Inventory: just 0.6 months of supply
More sales, slightly lower prices, longer days on market β but this isn't a buyer's market. Not with inventory still 10x below the 6-month healthy threshold.
NH's affordability index sits at 59. The structural supply problem isn't going anywhere soon.
