More Homes Are Hitting the Market in NH. Are Buyers Finally Getting Some Breathing Room?
That may finally be beginning to change.
According to recent housing data reported by WMUR, New Hampshire had nearly 3,000 single-family homes available for sale in July, the highest inventory level since the pandemic.
For buyers, that's welcome news.
More inventory can mean more choices, a little more time to make decisions and potentially fewer situations where buyers feel they have to compromise on every item on their wish list.
But we're not exactly back to the old days.
Home prices remain high, with July's median single-family sales price reaching a record $580,000. Demand also remains strong, with more than 1,500 homes closing during the month.
In other words, we're seeing something of a rebalancing rather than a dramatic market reversal.
For sellers, that means understanding your competition matters more than it has in recent years. Buyers may be comparing your home with several others, making condition, marketing and pricing increasingly important.
For buyers, additional inventory is encouraging, but preparation is still key. Having financing lined up and understanding the local market before the right house appears can put you in a much better position when it's time to make an offer.
The market is changing, but that doesn't necessarily make it a "buyer’s market" or a "seller’s market." Here in Southern New Hampshire, the answer can vary significantly from one town, price range and property type to another.
And that's exactly why local numbers matter.
