Renting vs. Buying in Southern New Hampshire: How Do You Know When You're Ready?
"Should I keep renting or should I buy?"
It's one of the most common questions in real estate, and unfortunately there's no universal answer.
With New Hampshire's median single-family home price reaching record territory this year and mortgage rates remaining higher than many buyers became accustomed to during the pandemic years, the math deserves a careful look.
Buying isn't automatically the better decision simply because you're building equity.
Start with how long you expect to stay in the area. Buying and selling both have transaction costs, so purchasing a home with plans to move again very quickly may not make financial sense.
Next, look beyond the mortgage payment.
Homeownership can include property taxes, homeowners insurance, utilities, maintenance, repairs and potentially HOA or condominium fees. A buyer should be comfortable with the entire monthly and annual cost, not just the principal and interest payment.
Then consider what you want from your home.
Do you want stability? A yard? More control over your space? Are you ready to maintain a property? Or does the flexibility of renting fit your life better right now?
There's nothing wrong with either answer.
If buying is one of your goals, you also don't have to wait until you're ready to make an offer to start planning. Speaking with a lender early can help you understand what you qualify for, what a comfortable payment looks like and whether there are steps you could take now to put yourself in a stronger position later.
Sometimes the answer is "buy."
Sometimes it's "keep renting for another year."
The important thing is making the decision based on your finances, plans and priorities rather than feeling pressured by what everyone else seems to be doing.
